How we supported LandsecU+I on the sustainable redevelopment of Lewisham Shopping Centre

at least 1,700 new homes including 20% affordable, 445 co-living residences and up to 660 student beds
The challenge
We've been working with LandsecU+I since 2021 to provide sustainability support on the redevelopment of Lewisham Shopping Centre.
If consented, the 17-acre masterplan will deliver 1,700 new homes, including a minimum of 20% affordable housing, alongside 445 co-living residences and up to 660 student beds. The scheme will be a multi-level site with an array of shops, restaurants, leisure facilities and new music venue, built on the site of the existing shopping centre. In addition to the shopping centre, eight acres of public space will be delivered across multiple levels including a 6,800sqm park, and community facilities.
How we helped
We delivered the circular economy strategy for the redevelopment, working with the design team to create material reuse opportunities across the site where possible. We also provided the whole-life carbon modelling, sustainability strategy implementation, BREEAM and HQM pre-assessments for the scheme.
We worked with LandsecU+I to implement the sustainability strategy for the site, which covers performance against 11 topic areas:
- Embodied Carbon – CO2 emitted throughout the lifetime of a building, including construction and operation
- Operational Carbon – CO2 that will be emitted when finished buildings become occupied
- Energy – Reducing energy consumption, and ensuring energy use is 100% renewable
- Climate Resilience – Designing places that account for a significantly changing climate over the coming years
- Biodiversity – Creating the right conditions for all species to thrive
- Water – Reducing water use in our buildings, and managing rain fall sustainably.
- Health and Wellbeing – Incorporating features of a place that are good for the mind and body, for example, reducing noise, improving access to daylight, and making sure places are accessible for everyone
- Mobility – Improving the use of walking, cycling and public transport
- Air Quality – Improving air quality through technology, design, and good operational practices
- Circular Economy – Re-using or recycling materials on site, and designing buildings so they can be adapted in the future rather than be demolished
- Certification – Using outside organisations to monitor the project and strive for improvement
The impact
Key highlights of the plans so far include:
- There are plans to retain Lewisham House / Citibank, the Probation Office or the old Woolworth’s building, as well as significant retention of the existing High Street buildings
- Lewisham Shopping Centre will look to establish an ‘All Electric’ and highly efficient conditioning strategy, providing heating and cooling simultaneously
- Through LandsecU+I’s Nature strategy, launched in March 2023, the scheme will improve biodiversity, promote health, wellbeing, and community engagement by creating green spaces; and creating nature-based solutions to mitigate and adapt to climate change
- Lewisham Shopping Centre is a 14-acre site, which is currently entirely concrete with no green spaces. The scheme will be making more than half of the site open public space. The masterplan will deliver a 300% increase in biodiversity thanks to hundreds of new trees and thousands of new plants
- The masterplan will create thousands of new jobs and opportunities resulting in an estimated £160m boost to the local economy in Lewisham
The scheme has submitted a hybrid application to planning in October 2024. After which, pending approval, construction of two detailed plots of residential towers will begin in the north of the masterplan.
